Hey, what’s that by the house?

The listing for this 5-bedroom, upgraded Huntington Beach house beckons: Custom leaded cut glass windows, remodeled kitchen, beach-entry style pool with commercial heater, built-in spa and firepit …..wow, does it get any better?

But what is all that screeching? Hey, what’s that by the house?

Oh, it’s Mesa View Middle School. And it’s directly behind the home. Darn!

No offense tweens, or any other kids, but a lot of people don’t want you, en masse, as their immediate neighbor.

“I would say most buyers would not want to buy a house by a school,” says Tom Mores, an appraiser for nearly two decades who handles assignments in Huntington Beach and elsewhere. “It’s definitely a detriment.”

It’s not just the noise. Traffic can be a factor, too, though in this case the house is on a cul de sac, so cars aren’t a big issue.

Mores did note that he’s seen people buy homes right by schools with no problem. He recalled an elderly couple who said they just liked seeing the children.

And I guess that’s why they build houses by schools.

By the way, this house is now in backup offers.

    This doesn’t look so bad- backing up to a field, traffic would be minimal. Also, school isn’t going on all that much.
    The only real issue I could see is teen age punks hanging around at night time.. guess that’s when the cops are called.

      Backs to the field? Still, never again! I lived next to a school field once and they were so disrepectful having outdoor assemblies at 8am everyday. Wheeled out amplifiers and microphones to screech out the pledge of allegiance. We were called unpatriotic when we met with the principal to ask they lower their volume… We moved.

    If it’s a good school, which most in Huntington are, then it’s probably adding to the value. I would prefer to back up to a field than another home. Just perform your due diligence and see what goes on there at all times of the day and night, including weekends.

    I live almost next to a junior high and love it — not because of the screaming kids, but because I can easily run my dog on the grassy field when school is out of session.

    Remember the bell every hour on the hour 8-330, then the whistles for after school sports. Staying home from work wont be so pleasant.

      We live one Church between us an a Elementary School and can barely hear the bell. It’s not that bad at all. The worst part is the foot and vehicle traffic because we are on a sometimes busy street that people use to cut through the neighborhood.

    Looked at this house when it first came on the market. Nice house, the owner did alot of upgrades to it. In the end though, it was not a million-dollar home. Not even a $900K home.

    Ask yourself, when the prices are adjusted back to normal, will this be a million dollar neighborhood??? School or no school, the answer is NO. Would familes making $200K+ a year choose this neighborhood? Probably not.

    Alot of sellers better get in on this last hurrah of bubble prices this spring in HB. If you’re paying attention to what deals are closing for, even in nicer areas of HB like HB Harbour, you would NEVER go for this house at this price.

    i don’t know what it looks like on the inside, but I think it’s ugly and cheap-looking on the outside.
