This single-story, Cape Cod-style home at 808 Pecan Ave. downtown appears to be the smallest house on the market in Huntington Beach. It’s 500 square feet, with 1 bedroom. The bathroom is described as ”0.75.”

The place is going for $399,000 — or $798 a square foot.

The lot is a relatively sprawling 1,200 square feet.

From the listing: “This true beach cottage features distressed wood floors, custom interior paint throughout, granite counters in the kitchen, newer stove and refrigerator, newer bathroom, bedroom with built-in queen size murphy bed, walk-in closet, attached laundry with stacked washer and dryer and parking gate to private back patio.”

It suggests, “Perfect as a weekend beach house or beach rental, or for a single person or young couple.”
